The East Village in Qualicum Beach is an exciting new neighbourhood that will bring a unique and appealing spot for visitors and citizens of Qualicum Beach. It is located only one block from Memorial Avenue and Second, making it the best residential location in the Village. The East Village will feature 50 rental homes, 18 luxury condos, and 8,500 sq. ft. of commercial space. The ultimate objective is to create a flourishing and distinctive neighbourhood for both businesses and residents.

About Qualicum's East Village
Construction of the rental building is well on the way. The roof will be on in early March this year. We will start our lease up program shortly after. We will be doing construction walk-throughs so you can look at the suites and the locations. We will be offering fixed lease terms of 3 years with an option to renew for a further 3 years. The reason for the fixed-term leases is to limit the wear and tear on the building and have long-term residences. This will also provide our residents with the security that they will know what the rent will cost over the lease term. The BC government restricts the amount of rent that can be increased to 3% per year. This will be built into the lease so you will know your fixed costs per year.
Each suite will have a dedicated parking spot. Parking for a small car will cost $35 per month and a large car $40. EV chargers will be available. The cost of charging is yet to be determined. Up to 2 pets will be permitted. You will be required to enter into a pet agreement and provide a damage deposit for each pet. If a pet becomes a nuisance, you will be asked to control your pet. If it causes damage or trouble, you will be sent a bill for repairs. Rents will range from $2500-$3200 per month with an annual increase of 3% as per the BC government guidelines. The cost for each year will be included in your lease agreement.
